Marsa Al Saadiyat by Aldar

Marsa Al Saadiyat by Aldar is the final phase of Saadiyat Island’s masterplan and a major new waterfront destination in Abu Dhabi. Unveiled in July 2026, the AED 100 billion district spans approximately 8 km of coastline and is planned around beaches, a large marina, landscaped public spaces, cultural destinations and a fully walkable coastal lifestyle.

The wider masterplan will include private mansions, luxury villas, waterfront apartments and branded residences. The first residential sales are scheduled to begin in the second half of 2026, with the first release expected to focus on large family villas on Saadiyat Island.

Residents will ultimately benefit from extensive waterfront and lifestyle infrastructure including 5.6 km of beaches, Abu Dhabi’s largest marina, a 1 km promenade, landscaped green spaces, walking and cycling routes, cultural venues and future rail connectivity. The community will also connect directly with Saadiyat Cultural District and its museums, galleries and educational destinations.

Official launch pricing and the final unit-specific payment schedule have not yet been publicly released by Aldar as of early September 2026.

Payment Plan

The official payment plan for the first Marsa Al Saadiyat residential release is expected to be announced with the formal sales launch. Buyers should confirm the final booking amount, construction instalments, handover payment and unit availability when Aldar releases the official sales documents.
